How to Test Indoor Mould Without Guesswork

A black patch behind a wardrobe, a recurring bloom around a window reveal, or a persistent musty smell can all raise the same question: how to test indoor mould without paying for evidence that does not answer the real problem. The key point is simple: mould testing can confirm and characterise contamination, but it cannot by itself explain why mould is growing.

Mould needs moisture. A useful investigation therefore combines what can be seen and smelled with measured humidity, surface temperatures, moisture patterns and the condition of the building fabric. Testing a patch without investigating the moisture source risks producing a laboratory result with no practical route to stopping the issue.

Start by deciding what you need to know

Not every mould problem needs a laboratory sample. If there is clearly visible mould on cold external-wall corners after winter condensation, the immediate priority is often to establish whether the room is too humid, poorly ventilated, inadequately heated, or affected by thermal bridging. A competent inspection can usually identify these conditions through evidence rather than assumption.

Testing becomes more valuable when the picture is less clear. That may include a musty odour with no obvious growth, repeated mould after cleaning, a concern that mould is concealed behind finishes, health-related worries, a disagreement about responsibility, or a property purchase where the extent and cause of the issue could affect the decision to proceed.

The question is not simply, “Is there mould?” In most cases, there is. The more useful questions are where it is, how extensive it is, whether it is likely to be active, what moisture mechanism is supporting it, and what needs to change to prevent recurrence.

How to test indoor mould: the practical options

There are three main forms of mould sampling used in residential investigations: surface sampling, air sampling and bulk material sampling. Each has a purpose, and each can mislead when used in isolation.

Surface swabs and tape lifts

A swab or adhesive tape lift takes a sample directly from a visible mark. It can help distinguish mould growth from dirt, staining or deposits, and laboratory examination may identify the broad type of fungal material present.

This is often the most sensible test where a small, visible patch is disputed or where the appearance is unusual. It is targeted, comparatively straightforward and tied to a known location. However, it does not measure airborne exposure and cannot tell you whether the sampled patch is the only affected area.

Surface results must also be interpreted carefully. Mould spores are naturally common in homes and outdoors. Finding spores on a surface is not, on its own, proof of a serious air-quality problem. The location, growth pattern and moisture evidence matter just as much.

Air sampling

Air sampling draws a measured volume of air through specialist equipment so that particles can be examined or cultured by a laboratory. It may be useful where there is a persistent odour, suspected concealed mould, reported symptoms associated with a particular room, or a need to compare indoor air with an outdoor control sample.

The limitation is that airborne spore levels vary. Opening windows, vacuuming, movement through the room, weather conditions and the time of day can all affect a sample. A single low result does not necessarily rule out concealed contamination, particularly if the disturbance conditions were limited. Equally, a high result needs context before anyone can sensibly state what it means.

For this reason, air sampling should follow a clear hypothesis. It is most useful when combined with an inspection of likely moisture sources and a comparison between rooms, not taken as a standalone pass-or-fail test.

Bulk material samples

A small piece of plasterboard, insulation, wallpaper or other affected material can sometimes be analysed where contamination may be within the fabric. This is generally reserved for more intrusive investigations or where opening-up works are already justified.

It can provide strong evidence of fungal growth within a material, but it involves disturbance and repair afterwards. It should not be the first response to every patch of bathroom mould.

Inspect the moisture evidence first

Before sampling, record the pattern of the problem. Is growth concentrated on external walls, around window openings, at ceiling level, behind furniture, near plumbing, or close to chimney breasts? These locations point towards different mechanisms.

Condensation-related mould commonly appears on the coldest surfaces, especially in corners, behind bulky furniture and around poorly insulated reveals. It is often seasonal and becomes more evident in bedrooms, bathrooms and rooms where clothes are dried. Penetrating moisture may produce more localised staining linked to defective rainwater goods, masonry, roof details or external ground levels. Plumbing leaks can create a sharply defined damp area that does not follow the usual cold-surface pattern.

A proper inspection uses more than one piece of evidence. Thermal imaging can identify colder areas that may be vulnerable to surface condensation, but it does not measure dampness. Moisture meters can indicate elevated readings, but readings are affected by material type, salts and metal. Hygrometers show relative humidity, but a short reading is not a history of how a household uses a room.

The value comes from combining these findings. A cold, mouldy wall with normal-looking moisture readings may be a condensation and thermal-bridge issue. A localised wet area with elevated moisture readings and a plumbing route nearby may require a leak investigation. The diagnosis should fit the building and the evidence, rather than forcing every defect into one explanation.

Avoid the common DIY testing traps

Home testing kits are widely available, but many provide little decision-making value. Settle plates, for example, are left open to collect whatever spores happen to land on them. Because spores are present in normal indoor and outdoor air, a plate that grows mould usually proves only that mould spores exist in the environment.

Do not treat colour as a diagnosis either. Black, green, white and grey growth can arise from different fungi, and colour says little about the moisture source or health significance. The popular label “black mould” is often used far too broadly.

Taking a swab without recording the room conditions, the sampled location and the visible extent also weakens the result. If a laboratory report later identifies fungal structures, you still need to know whether the sample came from a cold window reveal, a leaking pipe enclosure or a dusty surface that was never mould growth at all.

Finally, avoid aggressive scraping, dry brushing or removing large areas of suspected mould without suitable controls. Disturbance can spread dust and spores, and it may expose a wider hidden problem. Small areas can often be cleaned safely with an appropriate method, but recurrent or extensive contamination warrants investigation before cosmetic work begins.

When to call in an independent specialist

Professional investigation is worthwhile when the mould keeps returning, the affected area is widespread, there is a strong smell without a visible source, or a buyer needs evidence before committing to a property. It is also sensible where previous advice has been vague, conflicting or limited to a proposed treatment without a defensible explanation of the cause.

A useful mould and moisture survey should set out what was inspected, the measurements taken, the likely moisture mechanism, any limitations and proportionate next steps. Where samples are taken, the report should explain why that particular test was selected and what the result can, and cannot, establish.

For homeowners and buyers, this distinction matters. You may need cleaning and changes to ventilation habits, building repairs, improvements to insulation detail, further opening-up works, or a combination of these. Sampling can support that decision, but it should never be used to bypass diagnosis.
