A Guide to Mould Inspection Evidence at Home
A patch of black mould on a bedroom wall is evidence of a problem, but it is not evidence of the cause. That distinction matters. A proper guide to mould inspection evidence starts with the question that protects a homeowner from guesswork: what has created the conditions for mould to grow here, and what observations support that answer?
Mould needs moisture, a suitable surface and time. Removing the visible growth may improve the appearance temporarily, but it cannot establish whether the moisture came from condensation, a leak, rain penetration, thermal bridging, a plumbing fault or damp materials within the building fabric. Reliable inspection evidence turns an assumption into a defensible diagnosis.
What Counts as Mould Inspection Evidence?
Good evidence is a connected picture, not one dramatic reading from a meter or a photograph of a stained wall. The surveyor should inspect the building, understand how the affected room is used and test the most likely mechanisms against what is actually present.
For example, mould around window reveals, behind furniture on an external wall and in cold corners may point towards surface condensation and poor air movement. That does not mean ventilation is automatically the whole answer. The wall may also be colder than it should be because of thermal bridging, missing insulation, air leakage or an external defect. Evidence must separate these possibilities.
A report should make clear what was observed, what was measured, what is inferred and what remains uncertain. This is particularly valuable where a buyer, seller, insurer or solicitor needs more than a broad statement that a property has “damp issues”.
The Evidence a Competent Survey Should Gather
A clear visual record
Photographs should show the location, extent and pattern of mould growth, staining, peeling finishes, damaged plaster or distorted joinery. Context is essential. A close-up of mould tells little on its own; an image showing its position on an external wall, beneath a window, beside a chimney breast or around a pipe helps establish the likely route of moisture.
The pattern can be revealing. Localised staining below a gutter line is different from widespread mould on cold surfaces in several rooms. Mould concentrated behind a wardrobe may indicate restricted air circulation, while mould appearing at ceiling level beneath a flat roof may require the roof construction and ventilation to be examined.
Moisture measurements used correctly
Moisture meters are useful diagnostic tools, but they are not magic truth machines. Electrical resistance meters can be affected by salts, metal, foil-backed insulation, timber density and surface finishes. A high reading should lead to further investigation, not a rushed verdict.
A sound inspection records the meter type, testing method, locations and comparable readings from apparently dry areas. Where appropriate, deeper testing or laboratory analysis may be needed to distinguish moisture-related problems from salt contamination or surface effects. The interpretation matters as much as the number displayed.
Temperature, humidity and dew point
Condensation-related mould cannot be assessed properly without considering indoor environmental conditions. Relative humidity, air temperature and surface temperature help show whether a surface is likely to fall below dew point – the temperature at which airborne moisture condenses.
A cold external corner may be perfectly dry during a short visit yet still become wet overnight when bedrooms are occupied and windows remain closed. The surveyor should consider occupancy, showering, clothes drying, heating patterns, extractor use and whether rooms are routinely kept cold. These are not lifestyle judgements. They are part of establishing the moisture load and how the building responds to it.
Thermal imaging with supporting checks
Thermal imaging can identify colder areas of a building envelope, possible thermal bridges, missing insulation and air leakage paths. It is powerful visual evidence when conditions are suitable, but it should never be presented as proof on its own.
A cool pattern on a thermal image may result from an internal wall, a change in material, external weather or a genuine defect. Surface temperature readings, visual inspection and an understanding of the construction are needed to interpret it properly. The best surveys use thermal imaging to direct investigation, rather than to produce alarming pictures without explanation.
Inspection of likely moisture routes
The affected internal surface is only one part of the investigation. External walls, roofs, rainwater goods, flashings, window junctions, ground levels, plumbing routes and ventilation provision may all need inspection, depending on the symptoms.
If the mould is on an external wall, evidence should address whether rain could enter from outside, whether the wall can dry, and whether the internal surface is unusually cold. If it is close to a bathroom, kitchen or heating pipe, plumbing and extraction deserve attention. A diagnosis that ignores the building around the mould is incomplete.
When Mould Sampling Adds Value
Air and surface sampling can be useful where there is a concern about mould exposure, hidden growth, recurring odours or disputed contamination. It can help identify whether airborne spore levels are elevated at the time of testing and whether samples from a visible area contain mould.
However, sampling has limits. Spore levels change with ventilation, activity, weather and the timing of the test. A low air sample does not prove that a property has never had a mould problem, and a positive sample does not identify the source of moisture. Sampling is strongest when it sits alongside a thorough building inspection.
For households where health concerns are part of the picture, the report should avoid overclaiming. It can document mould presence and environmental conditions, explain likely causes and identify practical priorities. Medical advice, where needed, should come from an appropriate healthcare professional.
How to Judge Whether the Evidence Is Strong Enough
The most useful report is one you can act on. It should identify the affected areas, set out the likely moisture mechanism and explain why that conclusion has been reached. It should also distinguish urgent defects from improvements that can be planned.
Be cautious of reports that offer a single cause without showing the route from observation to conclusion. “Rising damp” or “condensation” is not a diagnosis unless the supporting evidence is set out. Equally, a surveyor should be prepared to say where further opening-up, monitoring or specialist investigation is necessary. Certainty is valuable, but false certainty is expensive.
For a property purchase, evidence should be specific enough to help you decide whether to proceed, renegotiate or obtain quotations for defined work. Vague recommendations leave buyers unable to assess cost or risk. For an occupied home, the report should explain what can be done immediately to reduce mould conditions while underlying defects are investigated or repaired.
Preserving Evidence Before Work Starts
If the problem may become part of a sale, insurance claim, landlord dispute or complaint, preserve the original condition before cleaning or redecorating. Take dated photographs from a distance and close range, note when the mould appears worse, and keep records of leaks, rainfall events, heating failures or repair visits.
Do not rely solely on photographs supplied by a contractor or an estate agent. Independent evidence is most useful when the inspection method, test limitations and conclusions are all set out in writing. The Difference Between Evidence and a Guess
Mould is often treated as a cleaning issue because that is the visible symptom. In reality, it is frequently the building telling you something about moisture, temperature or ventilation. The right remedy depends on which of those factors is driving the problem.
Before authorising significant work, ask whether the proposed solution follows from evidence gathered at the property. A clear answer, supported by inspection findings, is worth far more than a confident opinion delivered without proof.
