Winter Condensation: Why It Gets Worse and What To Do About It

Every winter, the same problem returns: streaming windows, black mould appearing in corners, damp patches on walls, and that distinctive musty smell. You clean it up, but within days it’s back.

As an independent damp surveyor covering Derby, Nottingham, and Leicester, I see winter condensation problems peak between November and March every year. Understanding why winter makes condensation worse — and what to do about it — can transform your home’s environment and protect your health.

Why Condensation is Worse in Winter

Condensation occurs when warm, moist air meets cold surfaces. Winter creates perfect conditions: external walls get much colder; windows stay closed reducing ventilation; more cooking and clothes drying indoors increases moisture; and central heating creates temperature differentials. Greater temperature difference = more condensation.

Areas Worst Affected in Winter

Windows and frames: coldest surfaces, especially single glazing. Water streams down glass, pools on sills, causes mould on frames and rot in wooden sills.

External wall corners: two cold surfaces meeting with poor air circulation. Black mould in upper corners, wallpaper peeling, cold to touch.

Behind furniture on external walls: cold wall, no air circulation. Mould on walls and backs of furniture, often only discovered when rearranging.

Bedrooms: breathing overnight produces moisture, doors often closed, heating often lower. Windows streaming in the morning, mould around window frames.

Bathrooms and kitchens: high moisture from showers, baths, and cooking. Black mould on ceilings, around shower enclosures, peeling paint.

Your Winter Anti-Condensation Action Plan

Morning routine: wipe all windows; open windows 10–15 minutes even in cold weather; check for new mould.

Cooking: use extractor fan every time, start before you begin, run for 15 minutes after finishing, keep lids on pans, close kitchen door.

Bathing: run extractor fan during and 20 minutes after, wipe down surfaces, keep door closed.

Heating: maintain 18–21°C during occupied times, 15–16°C minimum overnight, all rooms to at least 15°C. Consistent temperature prevents condensation. Turning heating off completely costs more in damage than it saves in energy.

Furniture: leave 50–100mm gap behind large furniture against external walls. Never fill corners with furniture — they need maximum air circulation.

Clothes drying: dry outside where possible; use a vented tumble dryer; if drying indoors run a dehumidifier and open a window. Never dry on radiators without ventilation.

Longer-Term Solutions

Dehumidifier (£100–£300): run in worst-affected rooms, especially bedrooms overnight. Running cost around £1–£2 per day.

Upgraded extractor fans (£100–£200 installed): humidistat-controlled models run automatically when humidity rises.

PIV system (£800–£1,200 installed): installed in loft, gently pressurises the house, very effective for whole-house condensation. Running cost £50–£100 per year.

When Condensation Indicates Bigger Problems

If condensation persists despite good ventilation and heating, or appears in specific localised areas rather than on all cold surfaces, structural damp may also be present. Damp walls are colder and attract more condensation — the two problems can coexist and reinforce each other. An independent survey with professional thermal imaging will distinguish between them.
