Damp Survey for Home Buyers — Before You Exchange

A standard homebuyer report or building survey flags damp as a concern but rarely identifies the cause, the severity, or what fixing it will actually cost. A specialist independent damp survey gives you the detailed picture before you exchange contracts.

What a homebuyer report misses

RICS homebuyer surveys are broad assessments covering the whole property. When a surveyor writes “damp present in the rear bedroom — further investigation recommended,” they’re telling you something is there, but not what it is. That uncertainty is yours to carry into the purchase — unless you investigate it properly.

A specialist damp survey focuses entirely on identifying the cause, mapping the extent, and recommending what needs to be done and at what cost. That information is what you need at the negotiating table.

What we look for

Damp Detectives uses calibrated moisture meters, thermo-hygrometers and detailed visual inspection to distinguish between:

  • Condensation — often mistaken for structural damp; usually addressed with ventilation and heating changes rather than expensive treatment
  • Penetrating damp — rainwater entry through defective gutters, pointing, render or window seals; fix is identifying and repairing the entry point
  • Genuine rising damp — identified by specific salt profiles, moisture distribution pattern and the absence of other explanations; relatively uncommon
  • Mould — including black mould (Aspergillus niger, Stachybotrys) with a health risk assessment based on IICRC S520-2024 guidance

With a clear diagnosis and written report, you can:

  • Renegotiate the purchase price to reflect the cost of repairs
  • Ask the vendor to carry out specific works before exchange
  • Demonstrate to your mortgage lender that the issue is understood and has a clear remedy
  • Walk away with evidence if the damp is more serious than the vendor has disclosed

When should I book?

Ideally after your offer is accepted but before you exchange contracts — while you still have negotiating leverage. Damp can be surveyed at the same visit as your building survey or as a separate appointment.
