Establishing cause — and responsibility

Damp in rented property isn’t always a structural defect. Many cases of mould in rented homes are caused by condensation from inadequate ventilation — which can involve both the building’s ventilation provision (landlord responsibility) and how the property is heated and used (occupant behaviour). An independent surveyor can separate these factors and identify where responsibility lies.

This evidence matters when a tenant disputes responsibility, or if a case goes to a tribunal.
