Independent Damp Survey vs Free Damp Survey

A free damp inspection is not automatically a poor inspection. However, many free surveys are provided as part of a contractor’s sales process, so it is important to understand who is paying for the inspection and whether the same company sells the treatments it may recommend.

An independent survey is paid for as a professional investigation. Damp Detectives does not carry out, sell or receive income from damp-proofing treatments arising from the survey, so our role is to investigate the moisture problem, explain the evidence and recommend proportionate next steps rather than generate subsequent treatment work.

⚠️ A Personal Understanding of What’s at Stake

In November 2017 — just two months after leaving 16 years working across manufacturing, distribution, and waste disposal industries — Richard suffered a spontaneous pneumothorax: a collapsed lung. It happened on the same day his youngest daughter was born. He spent 10 days in hospital. The cause was never established; spontaneous pneumothorax often isn’t. But the timing made an impression. Whatever the reason, it was the moment mould, air quality, and what people breathe inside their homes became something Richard takes personally on every survey.

What Independence Changes

The value of an independent survey is not a promised saving or a predetermined diagnosis. It is that the investigation can follow the evidence wherever it leads. Depending on the property, recommendations might involve maintenance, plumbing, rainwater disposal, ventilation, heating, insulation, ground levels, building fabric or further investigation rather than a damp-proofing treatment.

That matters because similar symptoms can arise from different causes, and more than one moisture source can be present at the same time.
