Christmas Ventilation Tips: Preventing Damp and Condensation Over the Holiday Period

Christmas is a time when homes across the Midlands fill with people, cooking, and warmth. Windows stay firmly shut against the December cold, heating runs at full tilt, and kitchens work overtime. It’s also, from a building surveyor’s perspective, one of the most condensation-prone periods of the entire year.

I’m not suggesting you celebrate Christmas in a draughty house — comfort matters, particularly when family are visiting. But understanding why the holiday period is high-risk for moisture, and taking a few simple steps to manage it, can prevent the mould patches and damp smells that tend to appear in January.

Why Christmas Is High-Risk for Condensation

Condensation forms when warm, moist air meets a cold surface. The air cools, loses its ability to hold moisture, and water droplets form on windows, external walls, and cold corners. The Christmas period amplifies every factor that drives this process:

Higher occupancy. Each additional person in a building adds moisture to the air through breathing, perspiration, and bathing. A house full of visiting family can dramatically increase indoor humidity levels.

Cooking. Preparing Christmas dinner — boiling vegetables, roasting meat, steaming puddings — generates very significant volumes of water vapour. Without adequate ventilation, this spreads through the house and settles on cold surfaces.

Closed windows. Understandably, nobody wants to open windows in December. But even brief periods of ventilation — particularly after cooking and showering — make a meaningful difference to indoor humidity levels.

Increased washing. More people means more laundry. Drying clothes on radiators is one of the single largest sources of indoor moisture during winter. A single load of laundry releases approximately two litres of water into the air as it dries.

Practical Steps to Manage Moisture Over Christmas

Use kitchen and bathroom extractor fans consistently. Run the kitchen extractor during cooking and for at least 15 minutes afterwards. The same applies in bathrooms — run the fan during and after showering. If the fans in your property are underperforming, this is the period when that deficiency will show itself most clearly.

Avoid drying laundry on radiators. I know this is easier said than done when the weather is wet and cold. Where possible, use a tumble dryer vented externally, or a dehumidifier in a closed room rather than spreading moisture throughout the house by drying on radiators in living spaces.

Ventilate briefly but effectively. Even opening a window slightly for ten minutes in each room once a day makes a significant difference to accumulated moisture. It doesn’t need to make the room cold — a small trickle vent or slightly open window for a short period is usually sufficient.

Keep heating consistent rather than cycling on and off. Dramatic temperature swings increase condensation risk. A property that is moderately warm throughout the day is less prone to surface condensation than one that runs cold and then is rapidly overheated.

Keep furniture away from external walls. Large items of furniture placed directly against external walls reduce air circulation and create cold spots where condensation and mould readily develop.

What to Watch for in January

If condensation or mould does develop over the Christmas period, January is when it typically becomes apparent. Black mould spots at window reveals, behind furniture, or in the corners of bedrooms are the most common presentation. A musty smell that persists after ventilating the room suggests that mould has established itself within building materials, not just on surface finishes.

If you’re seeing these signs in early January, it’s worth considering whether the issue is purely condensation-driven or whether there’s an underlying fabric problem contributing to cold surfaces and moisture retention. An independent survey can make that determination objectively.

The holiday period should be enjoyable — and a little extra attention to ventilation over Christmas goes a long way towards ensuring that the new year doesn’t start with a damp problem.
