What Happens During a Professional Damp Survey?
You’ve noticed damp in your property. You know you need a survey, but what exactly happens during one? Will they tear your house apart? How long does it take? What equipment do they use?
As an independent MISSE-certified damp surveyor covering Derby, Nottingham, and Leicester, I want to demystify the process. Here’s exactly what happens during a professional damp survey — and why it’s different from “free” surveys offered by damp proofing companies.
The Difference Between Professional and “Free” Surveys
Free Damp Company Surveys
Sales tools disguised as surveys, conducted by salespeople rather than qualified surveyors. Purpose is to sell damp proofing treatments. Typically diagnose “rising damp” requiring expensive chemical injection. Often use moisture meters incorrectly. Pressure to sign up immediately. You get: a quote for treatment (£1,000–£5,000+) that may not address the actual cause.
Independent Professional Surveys
Unbiased investigations conducted by qualified surveyors. Purpose is accurate diagnosis using advanced equipment. No pressure to use specific contractors. You get: a detailed written report with photos, thermal imaging results, moisture mapping, identification of all causes, practical remediation recommendations, and realistic cost estimates.
What Happens During a Professional Survey
1. Initial Consultation (5–10 minutes)
Before the survey starts, I’ll discuss your concerns and observations, ask about property history, understand when problems appear, review any previous surveys or treatments, and explain the survey process. This conversation often reveals important clues about causes.
2. External Inspection (20–30 minutes)
A thorough external examination covers: roof and chimneys (tile condition, flashing, ridge tiles, lead valleys); gutters and downpipes (blockages, leaks, drainage connections); walls (brickwork condition, pointing quality, cracks, render); ground levels (height relative to DPC, drainage falls, vegetation against walls, airbrick condition); and windows and doors (frame condition, sealant integrity, sills).
3. Internal Inspection (30–45 minutes)
Room-by-room assessment covering: visual inspection of all areas; moisture meter readings at multiple points; professional thermal imaging to identify cold spots, thermal bridges, and hidden moisture invisible to the naked eye; mould assessment; ventilation assessment; plumbing checks; and timber inspection where accessible.
4. Sub-Floor Inspection (Where Applicable)
For properties with suspended floors: lift boards in affected areas, inspect void conditions, check joist condition, assess ventilation, look for water accumulation, verify oversite condition.
5. Discussion and Initial Findings (10–15 minutes)
After the inspection I’ll explain preliminary findings, discuss likely causes, answer your questions, outline report contents, and provide initial recommendations. You’re welcome to ask questions throughout — this isn’t a secret process.
Equipment Used in Professional Surveys
Moisture Meters
Pin-type meters penetrate the surface slightly and measure electrical resistance. Radio-frequency meters are non-invasive and scan larger areas. Neither type directly measures water content — they measure properties affected by moisture, and interpretation requires expertise.
Professional Thermal Imaging Camera
Carried on every survey and used as needed. Shows temperature differences revealing cold bridging causing condensation, hidden moisture (shows as cold spots), insulation defects, air leakage, and structural anomalies. Critical for identifying water entry points, moisture tracking through cavities, and condensation risk areas.
Hygrometer
Measures relative humidity, air temperature, and dew point — helping identify condensation risks.
What the Survey Report Includes
The written report typically arrives within 2–3 working days and includes: property details and survey conditions; detailed findings for each affected area with moisture readings, thermal images, and photos; clear diagnosis of the cause; prioritised remedial recommendations; cost estimates; and standards references (ANSI/IICRC S520, Building Regulations Approved Document F, BS 5250, SPAB guidance where relevant).
How Long Does a Survey Take?
Small flat or apartment: 1–1.5 hours. 3-bed semi: 1.5–2 hours. 4-bed detached: 2–2.5 hours. Large or complex properties: 3+ hours. Report delivered typically within 2–3 working days.
