How Blocked Gutters and Poor Drainage Cause Damp (And Cost You Thousands)
You’ve noticed damp patches on your walls. Maybe black mould growing. You’re worried about rising damp or expensive treatments. But before you spend thousands, check something simple: your gutters and drainage. As an independent damp surveyor across Derby, Nottingham, and Leicester, I see damp problems caused by blocked gutters and poor drainage every single week. These are often the easiest and cheapest damp problems to fix — if caught early.
Why Gutters and Drainage Matter
Your roof collects enormous amounts of water. A standard semi-detached in the Midlands can shed 50,000+ litres of rainwater per year. Gutters and downpipes exist to move that water safely away from your walls and foundations. When they fail, that water goes somewhere it shouldn’t.
Common Gutter and Drainage Problems
Blocked gutters: leaves, moss, and debris accumulate, water overflows and runs down external walls, saturating brickwork and mortar. The most common single cause of penetrating damp I see. Fix: clean gutters (£80–£150) — annually before winter.
Leaking joints and downpipes: water released directly against the wall at the leak point. Often shows as a vertical damp stripe internally. Fix: replace sections or seal joints (£50–£200).
Downpipe discharging against wall: no gulley or soakaway, water splashes back onto brickwork. Fix: extend downpipe or install gulley (£100–£300).
Poor surface drainage: paths and patios graded towards the house allow water to pool against the wall and potentially bridge the DPC. Fix: regrade or install a drainage channel (£200–£600).
The “Free Survey” Misdiagnosis
I regularly see properties where a “free survey” company has diagnosed rising damp and quoted £3,000–£5,000 for chemical injection — when a blocked gutter was causing all the moisture. Unblocking the gutter (£80) and allowing the wall to dry resolves the issue entirely. This is why the external inspection always comes first.
Your Maintenance Checklist
Annually (before winter): clear gutters and downpipes; check all joints for leaks; verify downpipes discharge away from walls; check surface drainage falls away from the building. Every few years: check fascia boards aren’t rotting; inspect gutter brackets; check underground drainage isn’t blocked.
