How to Diagnose Condensation Problems Properly

A black patch behind a wardrobe, water running down bedroom windows, or a musty smell in a corner room can all look like simple condensation. Sometimes they are. Sometimes they are evidence of a leak, rain penetration, a cold bridge in the building fabric, or several problems occurring at once. Knowing how to diagnose condensation problems properly means testing the pattern, not guessing from one stain.

Condensation is often blamed on lifestyle alone. That is too simplistic. Moisture from cooking, bathing, drying clothes and breathing is normal in an occupied home. The question is whether the property can remove that moisture and keep internal surfaces warm enough to prevent it settling as water. A sound diagnosis considers both the moisture load and the building’s ability to manage it.

Start with the pattern, not the label

Condensation occurs when moisture-laden air meets a surface that is at or below its dew-point temperature. The water vapour in the air changes to liquid water on that surface. Windows show it clearly because glass is cold and non-absorbent, but the same process can occur on external walls, ceilings, window reveals and the backs of furniture.

The location and timing of the problem provide useful initial clues. Condensation and mould often appear in colder rooms, external corners, behind large furniture, around window openings and on north-facing walls. They can worsen during colder weather, overnight, after showers or when clothes are dried indoors. Surface mould is commonly black, speckled and concentrated where air movement is poor.

That pattern is not proof on its own. A damp patch that becomes worse after heavy rain, remains localised around a chimney breast, or sits beneath plumbing may point elsewhere. Condensation can also coexist with another defect. A wall made colder by rain penetration, for example, is more likely to attract condensation from indoor air.

Check whether the air is carrying too much moisture

Relative humidity is a starting point, not a verdict. It describes how much water vapour is in the air compared with the maximum it can hold at that temperature. As air cools, relative humidity rises. This is why a room may seem acceptable during the day but develop mould on cold surfaces overnight.

A reliable diagnosis records temperature and relative humidity in the affected room, then considers the likely dew point. Readings should be taken in context: a bathroom shortly after a shower will be humid; that does not automatically mean there is a building defect. What matters is whether moisture remains elevated for long periods, whether extraction is effective, and whether cold surfaces are reaching the dew point.

A small domestic hygrometer can help you recognise trends, particularly if it records highs and lows. However, a single reading taken at midday beside an open window is weak evidence. Conditions vary through the day, with heating use, occupancy, weather and ventilation. Professional inspection equipment is valuable because it allows readings to be compared with surface temperatures and the wider building fabric.

Inspect the surfaces where moisture is appearing

The next question is whether the affected surface is unusually cold. This is where thermal imaging can be extremely useful. A thermal camera can reveal colder areas at window reveals, wall junctions, ceilings, lintels and corners that may not be obvious to the eye. These areas may be caused by missing or disrupted insulation, gaps in construction, air leakage or thermal bridging.

Thermal imaging does not identify water by itself. It shows temperature differences. A cold blue area on an image might be a thermal bridge, a draught, damp material, or simply a part of the building that has cooled differently. It must be interpreted alongside room conditions, surface temperature checks, moisture testing and a visual inspection.

Look carefully at furniture placement as well. A wardrobe pushed tightly against an external wall creates a still pocket of air. The room may be reasonably warm, but the wall behind the wardrobe can remain cold and humid. Moving furniture slightly away from the wall may improve air circulation, but it should not be used to dismiss a wider problem with insulation, heating distribution or ventilation.

Common signs that support a condensation diagnosis

No individual sign is decisive, but the following combination is persuasive:

  • Mould concentrated on cold external surfaces, corners, window reveals or behind furniture.
  • Visible water on windows or cold metal frames, especially in the morning.
  • Problems that are seasonal and noticeably worse in colder weather.
  • High or persistent indoor humidity alongside limited extraction or drying of clothes indoors.
  • Cold spots that align with mould growth rather than a clear route for rainwater or plumbing leaks.

Rule out rainwater and plumbing defects

Before treating a problem as condensation, investigate obvious alternative moisture sources. Rainwater defects can produce dampness around chimneys, roof junctions, window heads, parapets, gutters and external walls. Their pattern may worsen after prolonged rain or appear as a concentrated patch rather than diffuse mould growth.

Plumbing leaks often create a different set of clues: staining beneath bathrooms, near pipe runs or around appliances; localised swelling of finishes; a persistent patch regardless of weather; or moisture readings that are much higher in one confined area. Slow leaks can be difficult to trace and may encourage mould too, particularly in hidden voids.

Calibrated moisture testing can help establish whether materials are wet, but meter readings need careful interpretation. Electrical resistance meters are affected by salts, surface condition and the material being tested. A high reading is an indication for further investigation, not a licence to name a defect from the meter alone. The building construction, the depth of moisture, the distribution of readings and likely sources all matter.

Examine ventilation as a system

Extractor fans are frequently present but ineffective. A fan may be noisy, dirty, poorly ducted, disconnected, undersized, or switched off before it has cleared humid air. In kitchens and bathrooms, the route from the room to outside matters as much as the fan itself. Long, crushed or poorly insulated ducting can severely reduce performance and create cold surfaces where moisture condenses within the duct.

Background ventilation also has a role. Closed or painted-over trickle vents, blocked air bricks where relevant, and tightly sealed replacement windows can reduce the property’s ability to disperse normal household moisture. That does not mean homes should be left cold or draughty. The objective is controlled ventilation, with adequate heating and effective extraction at the point moisture is produced.

Heating patterns deserve the same attention. Intermittently heating only one or two rooms can leave bedrooms, corners and external walls very cold. Turning the heating up briefly may warm the air faster than the fabric, raising the risk of condensation on cold surfaces. There is no universal heating regime, particularly where energy costs are a concern, but uneven temperatures are often part of the evidence.

Understand the difference between mould and the moisture source

Mould needs moisture, a suitable surface and time. Removing visible mould may improve the appearance of a room, but it does not establish why it grew. If the underlying humidity, cold surface or water ingress remains, it is likely to return.

Where mould is extensive, recurrent or associated with a persistent musty odour, air quality and mould sampling may help assess the concern more fully. Sampling should answer a clear question, not be used as a substitute for inspecting the property. The priority remains identifying the moisture mechanism that is allowing growth.

This is particularly relevant for buyers. A general survey may flag dampness or mould without being able to distinguish condensation from a building defect. Before reducing an offer, accepting a costly recommendation or proceeding with uncertainty, obtain evidence that identifies the likely cause and the scope of any necessary work.

When an independent survey is the sensible next step

A specialist inspection is worthwhile when the symptoms are persistent, the cause is disputed, there are several possible explanations, or significant spending depends on the answer. A proper survey should assess the building inside and out, take relevant environmental and moisture measurements, inspect ventilation, use thermal imaging where conditions allow, and set out the findings in a clear written report.
