The Truth About Rising Damp in UK Homes
Rising damp is one of the most talked-about — and most misunderstood — damp problems in UK property. It’s also one of the most frequently misdiagnosed, generating hundreds of millions of pounds in unnecessary remedial work every year.
The damp proofing industry has a vested interest in finding rising damp. Independent surveyors consistently find something different. Here’s the truth.
What Rising Damp Actually Is
Rising damp is the upward movement of ground moisture through the porous fabric of a wall by capillary action. For it to occur, three conditions must all be present simultaneously:
- A source of ground moisture at the base of the wall
- No functioning damp proof course to interrupt capillary rise
- Porous wall materials that allow capillary movement
In practice, genuine rising damp is characterised by very specific physical evidence — a tide mark typically no higher than 1.0–1.2 metres, hygroscopic salt deposits in the plaster (nitrates and chlorides drawn from the ground), and moisture readings that are elevated at low level and reduce progressively higher up the wall.
How Common Is Genuine Rising Damp?
Less common than you might think — and far less common than the remedial industry suggests.
Research by the Building Research Establishment (BRE) and the work of independent specialists including Professor Mike Lawrence has consistently found that rising damp is massively overdiagnosed. A significant proportion of properties diagnosed with rising damp by damp proofing companies are actually suffering from one or more of the following:
- Condensation — by far the most common cause of damp and mould in UK homes
- Penetrating damp — rainwater entering through defective pointing, failed render, blocked gutters, or defective window surrounds
- Plumbing leaks — often slow and hidden, easily confused with structural moisture
- Hygroscopic salts — old salt deposits in plaster from a previous damp problem that was resolved years ago, which continue to absorb atmospheric moisture and produce damp readings indefinitely
- Bridged DPC — where a raised path, flower bed, or added extension has covered the DPC, allowing water to bypass it. This is technically a form of rising damp, but the fix is removing the bridge — not a chemical injection costing thousands
Why Is It So Frequently Misdiagnosed?
Several factors combine to make misdiagnosis common:
Basic Moisture Meters
A cheap conductance-type moisture meter pressed against a wall will register elevated readings in almost any older property — particularly those with hygroscopic salt contamination in the plaster. Without understanding the reason for the reading, this is meaningless. A trained surveyor using calibrated equipment and interpretive expertise can distinguish between genuine structural moisture and salt-related readings.
Commercial Incentive
A company that profits from treating rising damp is not well placed to tell you that you don’t have it. This isn’t necessarily dishonest — it’s structural. When your income depends on finding a problem, the threshold for diagnosis shifts.
Confirmation Bias
Rising damp is well known, well understood by homeowners, and widely feared. When a surveyor from a damp proofing company visits and the client already suspects rising damp, the path of least resistance — commercially and psychologically — is to confirm the suspicion.
What Genuine Rising Damp Looks Like
If rising damp is genuinely present, you’ll typically see:
- Damp patches only on ground floor external walls
- A clear tide mark — a horizontal boundary at the upper extent of moisture, often with a yellowish or brown stain
- Salt crystallisation on or just below the wall surface ("efflorescence")
- Paint bubbling or plaster blowing at low level
- Moisture readings that are consistently higher at the base of the wall and reduce going upward
- The external ground level at or above the DPC
If any of these characteristics are absent — particularly the tide mark and salt deposits — rising damp is unlikely.
What Should You Do If You Suspect Rising Damp?
Get an independent survey before spending any money. An independent specialist with no financial interest in the outcome will give you an honest diagnosis — whether that’s rising damp, condensation, penetrating damp, or something else entirely.
In the majority of cases investigated by independent surveyors, rising damp either isn’t present or the fix is considerably simpler and cheaper than a full chemical DPC installation.
