Damp in New Build Houses: Why It Happens & What You Can Do

Bought a brand new house and discovered damp? You’re not alone — and it’s more common than you’d think. New build properties should be damp-free, but as an independent damp surveyor covering Derby, Nottingham, and Leicester, I see damp problems in new builds regularly. The causes are different from older properties, but the frustration is just as real.

Why New Builds Get Damp

Construction moisture: new buildings contain enormous amounts of water — in concrete, mortar, plaster, and timber. This moisture needs to escape during the first 1–2 years. If the property is sealed up with little ventilation, it condenses on cold surfaces instead.

Inadequate ventilation design: modern airtight construction traps moisture without adequate mechanical ventilation. MVHR (mechanical ventilation with heat recovery) or good trickle vent provision is essential but sometimes inadequate or poorly commissioned.

Construction defects: failed cavity trays, missing DPC, inadequate flashings, poorly sealed window openings. These are genuine building defects that the developer should remedy under warranty.

Snagging issues: leaking plumbing, poorly fitted shower trays, inadequate extraction. Common in properties occupied before all finishing work is complete.

Your Rights

New builds come with a 2-year developer warranty and typically a 10-year NHBC Buildmark or similar structural warranty. Building defects causing damp should be reported to the developer immediately and in writing. For defects not resolved by the developer, NHBC or your warranty provider has a resolution service. Keep all correspondence documented.

Construction Moisture vs Defect

The distinction matters. Construction moisture (normal drying-out condensation) is your responsibility to manage through ventilation and heating. Building defects (failed cavity trays, inadequate DPC, leaking pipes) are the developer’s responsibility to fix. An independent survey provides the evidence needed to determine which is which — and to support a warranty claim if the developer disputes liability.
