Mould Inspection: What the Evidence Should Show
Mould on a bedroom wall, black spotting around windows or a persistent musty smell can quickly turn a property problem into a worry about health, value and costly repairs. A proper mould inspection should replace guesswork with evidence. It should establish why mould is growing, how widespread the issue is, whether there is a plausible exposure concern, and what needs to change to stop it returning.
The visible growth is rarely the whole story. Mould needs moisture, but that moisture may come from everyday condensation, a cold surface caused by thermal bridging, a leaking pipe, rain penetration, poor extraction, defective seals or a combination of factors. Cleaning the affected area without identifying that source can leave the underlying problem untouched.
What a mould inspection is meant to answer
A useful inspection is not simply a visual check followed by generic advice to open windows more often. It should answer practical questions that affect your next decision: Is this isolated surface condensation or evidence of a building defect? Is moisture still active? Which rooms and materials are affected? Are there conditions that make mould likely to return? Is specialist sampling likely to add meaningful evidence?
The answer is often more nuanced than people expect. For example, mould behind furniture on an external wall may point to restricted airflow and a cold surface, but the inspection should still consider insulation continuity, rainwater goods, external defects and internal humidity. A bathroom ceiling with mould may reflect inadequate extraction, yet a roof leak above must not be assumed away.
This distinction matters because the right remedy depends on the mechanism. A one-size-fits-all recommendation is not a diagnosis.
A mould inspection begins with moisture, not surface cleaning
Surface appearance can help identify patterns, but it cannot reliably explain the cause on its own. Dark spotting may be mould, staining or dirt. White deposits on masonry may be salts rather than fungal growth. A competent survey therefore combines observation with measured evidence and an understanding of how the building is constructed and used.
The building and moisture checks
An inspection should consider external and internal conditions together. Externally, that may include roof coverings, flashings, gutters, downpipes, brickwork, pointing, ground levels, window seals and air bricks. Internally, attention turns to affected finishes, joinery, floor edges, plumbing routes, ventilation provision, room temperatures and the location of cold surfaces.
Calibrated moisture testing can help distinguish a genuinely damp material from a misleading surface reading. Different materials respond differently to electronic meters, particularly where salts are present, so readings need interpretation rather than blind acceptance. Where appropriate, more targeted testing may be needed to establish whether moisture is within the fabric or confined to the surface.
Thermal imaging can be particularly valuable when used in suitable conditions. It may reveal cold bridges around lintels, reveals, junctions and missing insulation, helping explain why condensation settles in one part of a room rather than another. It is not a magic picture of damp, however. A cooler area can result from several causes, so the image must be checked against temperatures, humidity, construction details and physical inspection.
Humidity, ventilation and occupation
Condensation is not simply a matter of household behaviour. Everyday activities such as cooking, showering, drying clothes and sleeping add moisture to indoor air, but the property must also be able to retain heat and remove that moisture effectively. A poorly positioned extractor, blocked background ventilation, unheated room or cold external wall can change the outcome significantly.
A sound inspection looks at the whole moisture balance. It considers ventilation performance, whether extract fans are actually discharging outside, the use of trickle vents, room temperatures, occupancy patterns and signs of excessive humidity. This avoids blaming occupants where a building defect is contributing, while still identifying practical changes that may reduce risk.
When mould and air sampling helps
Sampling can be useful, but it should be chosen for a clear reason. A visible patch of mould beside a cold window, with clear condensation evidence, may not need laboratory testing before the cause can be addressed. In other cases, sampling can help where growth is concealed, the material is uncertain, occupants report persistent symptoms, or evidence is needed for a dispute, insurer or transaction.
Surface samples can identify whether suspect material contains mould and may indicate the types present. Air samples can provide a snapshot of airborne fungal particles at the time of testing, often compared with an outdoor control sample. Neither test should be treated as a simple pass-or-fail health verdict. Results vary with weather, cleaning, ventilation, disturbance and the timing of the sample.
The value lies in interpreting laboratory findings alongside the building evidence. A report that presents a laboratory result without explaining its limitations, likely source and practical significance leaves the client little further forward.
What evidence should be in the report
The report is where the inspection becomes useful beyond the day of the visit. It should document what was found, where it was found, the testing undertaken and the reasoning behind the conclusions. Clear photographs, moisture data, thermal images where relevant, sample results and annotated observations allow you to understand the position rather than rely on a verbal impression.
Most importantly, recommendations should be proportionate and prioritised. Immediate measures may include controlling an active leak, improving extraction or safely cleaning a small localised area. Longer-term work may involve correcting rainwater defects, improving insulation detail, repairing damaged materials or altering ventilation arrangements. The report should distinguish between confirmed defects, likely contributing factors and points that require further investigation.
That level of clarity matters if you need to speak with a builder, managing agent, solicitor or insurer. It gives everyone a common factual basis and reduces the risk of money being spent on work that does not address the moisture source.
Mould inspection before buying a property
For buyers, a general survey may flag dampness, mould or high moisture readings without establishing the cause. That is often the right point to commission a specialist inspection, before deciding whether to proceed, renegotiate or ask further questions.
The aim is not to make a property look worse than it is. Older homes can have cold surfaces, historic staining and ventilation limitations that require sensible management rather than major intervention. Equally, cosmetic redecoration can conceal active moisture problems. A focused inspection helps separate a manageable issue from a defect that needs costed investigation or repair.
Buyers should be especially cautious where there is a strong odour, recently painted lower walls, damaged skirtings, bubbling finishes, disconnected extractors or mould concentrated around external walls and windows. None proves a single cause, but each is a reason to seek evidence before exchanging contracts.
Choose a diagnosis before committing to repairs
A mould problem can look straightforward until different explanations produce different recommendations. That is why the inspection process matters as much as the final advice. The surveyor should follow the evidence from the affected surface back to the source of moisture, test reasonable alternatives and explain any uncertainty honestly.
