An air quality test for mould can help, but only when it is used for the right reason and interpreted in the context of the building.
That point matters. Air sampling is not a magic yes-or-no answer to every damp or mould problem. It is one tool within a proper diagnostic process. Used well, it can support a clear conclusion about mould activity, indoor air conditions, and whether hidden contamination is likely. Used badly, it can produce numbers that sound scientific but tell you very little about what is actually happening in the property.
What an air quality test for mould actually measures
In simple terms, an air quality test for mould looks at the particles and spores present in the air at the time of sampling. Depending on the method used, it may identify the quantity of airborne mould spores, the types present, or whether indoor readings differ materially from normal background conditions.

Thermal imaging can show where surfaces are dropping below safe temperatures. Moisture profiling can help distinguish between different damp mechanisms. Room-by-room observation often reveals practical details that generic advice misses, such as furniture blocking airflow, disconnected extract fans, bridged cavities, or localised water ingress around openings.
Without that groundwork, an air quality result is easy to misread. A low sample on the day does not prove the property has no mould issue. A high sample does not automatically justify expensive remedial work. The answer sits in the pattern of evidence.
How a proper mould investigation is usually carried out
A sensible process begins with discussion. When did the smell start, which rooms are affected, has there been a leak, do windows stream with condensation, has the property been recently altered, and are there any health concerns tied to particular spaces? Those answers help frame the inspection rather than relying on assumptions.
The site work should then examine the building fabric and the internal environment. That may include moisture testing of suspect areas, humidity and temperature readings, thermal imaging, and close inspection of visible mould growth, staining, cold spots, and ventilation provision.
Where justified, air sampling and surface sampling can then be used to support the findings. The key phrase is where justified. Testing should answer a real diagnostic question. It should not be added simply because the term sounds impressive.
The final report should bring those strands together. You should come away understanding not just whether mould was detected, but why conditions exist for it to develop, how serious the issue appears to be, and what practical steps make sense next.
Common situations where results are misunderstood
Recently cleaned or redecorated rooms are a classic example. A wall may look fine on viewing day, yet concealed mould remains within a void or behind fitted furniture. In that case, visual inspection alone may understate the problem, and targeted sampling can be useful.
The opposite can happen too. A property may show some historic staining, but current air readings may be normal because the underlying moisture problem has already been resolved. That does not make the staining irrelevant, but it does change the risk picture.
Occupied homes also vary enormously. A family drying clothes indoors in winter with limited heating and poor extract use can create short-term airborne conditions very different from those in a vacant property with windows left open before inspection. What homeowners and buyers should ask before paying for testing
The most sensible question is not, “Do you offer mould testing?” It is, “How will the testing help identify what is actually going on in this property?” You want to know what problem the sampling is intended to solve.
Ask whether the inspection includes moisture diagnosis, not just sample collection. Ask how results will be interpreted against the building condition. Ask whether the written report will explain likely causes, not just record readings. And ask whether the advice is evidence-based and proportionate.
For buyers, this is especially important. If a lender survey or general building survey has flagged damp or possible mould, you need more than a vague warning. You need a specialist opinion that can help you decide whether the issue is minor and manageable, significant but repairable, or serious enough to affect negotiations and risk.
