Why Black Mould Around Windows Keeps Returning

A black line on the sealant, spots on the window reveal, or a dark patch creeping across the lower corner of a bedroom window is rarely just a cleaning problem. Black mould around windows is a visible sign that moisture is regularly reaching a surface and remaining there long enough for mould to grow. Remove the growth without addressing that moisture, and it will often return.

The right response is not to assume one cause. Windows are where several building defects and occupancy factors can meet: warm indoor air, cold glass and frames, restricted airflow, failing seals, rainwater penetration, insulation gaps and high indoor humidity. The pattern of the mould matters. So does the property, the construction of the window opening and what is happening in the room.

Why black mould around windows forms

Mould needs moisture, a suitable surface and time. Window areas commonly provide all three. In colder weather, the inner pane, frame and surrounding wall can become colder than the rest of the room. When humid air meets that cold surface, water vapour condenses into liquid droplets. Dust, paint films, sealant and timber then provide enough nutrient for mould spores to establish.

Condensation is a common explanation, but it is not a diagnosis by itself. The question is why condensation is forming so heavily in that particular location. A bathroom window with mould along the silicone may be affected by routine bathing moisture and poor extraction. A single bedroom window with a cold, damp reveal may point towards thermal bridging, missing insulation or an air leakage route around the frame.

The location provides useful clues. Mould concentrated at the bottom corners can be caused by cold bridging at the window opening or limited air circulation behind curtains and blinds. Growth across a whole frame and on the glass often indicates repeated surface condensation. Mould on one side of a window, especially after wind-driven rain, may need investigation for failed external sealant, defective pointing, flashing issues or a fault in the window installation.

A room that is kept cool, shut off from the rest of the house, or dried with washing indoors can also have a higher relative humidity than expected. Modern replacement windows may reduce draughts successfully, but if background ventilation and extract ventilation are inadequate, moisture that once escaped can remain indoors.

Do not mistake every dark mark for the same defect

Black discolouration around a window does not automatically mean there is a serious structural damp issue. Equally, calling every case condensation can obscure a genuine defect. This distinction is important before spending money on repairs or accepting a broad recommendation in a purchase survey.

Surface condensation normally follows room use and weather conditions. It may worsen overnight in bedrooms, after showers, cooking or clothes drying, and improve when the room is heated and ventilated appropriately. It often affects several cold surfaces, not just one isolated patch.

Penetrating moisture is more likely where staining intensifies after rainfall, plaster feels persistently damp, paint is blistering, or there are visible external defects. The mould may extend beyond the immediate cold edge of the window. A leaking gutter, cracked render, defective sill detail or failed seal around the frame can direct water into the wall construction.

Thermal bridging is different again. It occurs where the building fabric loses heat more rapidly than adjacent areas. The internal surface temperature falls, making condensation more likely even when the room humidity is not unusually high. This is particularly common at concrete lintels, poorly insulated reveals, older solid walls and some replacement window installations.

There can be more than one factor. For example, a cold bridge around a window can make a room vulnerable to ordinary household moisture, while a heavy blind restricts the airflow needed to dry the surface. Good diagnosis separates the primary cause from the conditions making it worse.

What to do when you first see mould

Small areas of superficial mould should be dealt with promptly, particularly in bedrooms, nurseries and rooms used by people with respiratory conditions. Wear gloves, ventilate the room and avoid dry brushing, which can disturb spores. Clean hard, non-porous surfaces with a suitable mould cleaner following the product instructions, then dry them thoroughly. Do not simply paint over active mould.

Porous materials are less straightforward. Mould in damaged plaster, wallpaper, MDF window boards, curtains or the rear of fitted furniture may require removal or replacement if it cannot be cleaned and dried effectively. If the growth is extensive, keeps returning quickly, or is accompanied by a strong musty smell, treat it as a moisture investigation rather than a cleaning task.

It is also worth recording the evidence before cleaning. Take dated photographs, note which room is affected, whether the window has visible water on it, and whether the issue follows rainfall, showers, cold nights or a change in how the room is used. These details can make an inspection more efficient and can be useful during a property transaction.

Practical changes that can reduce condensation

Where condensation is the confirmed driver, the aim is to reduce indoor moisture and keep vulnerable surfaces warm enough to dry. That usually means a combination of heating, ventilation and day-to-day moisture control rather than one dramatic change.

Use kitchen and bathroom extraction during moisture-producing activities and leave it running afterwards where the system allows. Keep trickle vents open if they are fitted and functioning, rather than blocking them because they feel draughty. Dry clothes outdoors when possible, or use a properly vented tumble dryer. If clothes must dry indoors, use a room with extraction and keep the door closed.

Maintain steady, reasonable background heating in colder periods. Repeatedly allowing a room to become very cold can lower surface temperatures and increase the chance of condensation when it is occupied. Pull curtains and blinds clear of the glass and frame during the day, and avoid packing furniture tightly against external walls where mould has appeared.

A domestic hygrometer can be useful for spotting persistent high humidity, but it does not establish the source of moisture. Readings vary through the day and between rooms. A dehumidifier may reduce moisture in the short term, yet it should not become a substitute for investigating a leak, cold bridge or ventilation failure.

When black mould around windows needs an inspection

You should seek a specialist assessment where mould returns despite sensible cleaning and ventilation measures, where it is localised to one window or wall, or where there are signs of water ingress. This is especially relevant before buying a property when a survey has flagged dampness, staining, defective seals or possible condensation but has not identified the cause.

A proper investigation should look beyond the visible mould. It may include thermal imaging to identify cold areas, calibrated moisture testing to assess materials, inspection of internal and external window details, and consideration of room temperatures, humidity and airflow. Where health concerns or widespread mould are present, air quality or surface sampling may also help establish the nature and extent of the problem.

The value is in evidence, not assumptions. A written report should explain what was found, distinguish observation from conclusion, identify the likely moisture mechanism and set out proportionate next steps. That gives a homeowner, buyer, solicitor or insurer something defensible to work from, rather than a vague label attached to a dark patch on a wall.
