Independent Damp Surveyor vs Damp Proofing Company — What’s the Difference?
When you have a damp problem, there are broadly two types of professional you can call: an independent damp surveyor, or a damp proofing company. They are not the same thing, and the difference matters enormously to both the quality of your diagnosis and the size of your bill.
What Is an Independent Damp Surveyor?
An independent damp surveyor charges a fee to investigate the cause of moisture in your property and produce a written report. They do not sell treatments, do not install remedial works, and have no financial relationship with any contractor or supplier. Their entire income comes from the survey fee — so their only incentive is to give you an accurate diagnosis.
A qualified independent surveyor will hold relevant professional credentials — typically MISSE (Member of the Institute of Specialist Surveyors and Engineers), IICRC certifications (WRT, AMRT), ABBE Level 3 DMCB, or equivalent. These qualifications involve assessed training in moisture physics, building pathology, diagnostic methodology, and remediation standards.
What Is a Damp Proofing Company’s Free Survey?
A damp proofing company’s free survey is a sales visit. The person conducting it is typically a salesperson with product training — not a qualified independent specialist. The visit is funded by the company in anticipation of a percentage of visits converting into paid remedial work.
This is not inherently dishonest — it’s a business model. But it creates a structural conflict of interest: the person diagnosing your problem profits from finding one and prescribing an expensive solution.
The Conflict of Interest in Practice
Consider the economics. A damp proofing company sends a surveyor to 10 properties per week. If 30% convert to work averaging £4,000 per job, that’s £12,000 in weekly revenue from 3 jobs. The other 7 visits generated nothing. The commercial pressure is to maximise the conversion rate — which means finding treatable problems.
In practice, independent surveyors regularly find that properties diagnosed with rising damp by remedial companies have something else entirely — condensation, penetrating damp from defective gutters, a plumbing leak, or hygroscopic salt contamination in old plaster. These alternatives are often dramatically cheaper to resolve, but they don’t generate a £4,000 chemical injection and replastering job.
What the Research Shows
Academic and industry research consistently supports the view that rising damp is massively overdiagnosed. The Building Research Establishment has noted that many properties treated for rising damp were in fact suffering from other moisture sources. Professor Mike Lawrence’s research on damp diagnosis reached similar conclusions.
Independent surveyors report that the majority of properties referred to them after a free survey recommendation have a different or more complex cause than the one diagnosed — and in many cases the recommended treatment would either not work or would actively make things worse (particularly the use of cement render or tanking on traditionally constructed solid-walled properties).

Equipment: A qualified independent surveyor uses calibrated diagnostic equipment including thermal imaging cameras, capacitance and resistance moisture meters, and hygrometers. Free surveys often use a single basic conductance meter.
The report: An independent survey produces a detailed written report with evidenced diagnosis, annotated photographs, thermal images, moisture readings, and staged remedial guidance. A free survey produces a quote.
What happens next: An independent report gives you a clear brief that any contractor can price against — keeping them competitive and ensuring you’re buying the right work. A damp proofing company’s report leads only to their own quote.
When Would You Use a Damp Proofing Company?
After you have an independent diagnosis that confirms you need the work they do. At that point, get multiple quotes from remedial companies using the independent report as your brief. You’re in control of the process, you know what you’re buying, and you’re not relying on the same company to both diagnose and treat.
