How To Remove Black Mould Safely & Stop It Coming Back
Black mould growing on your walls, ceiling, or around windows. You’ve tried cleaning it off, but it keeps coming back. Worse, you’re worried about health impacts on your family.
As an independent damp surveyor covering Derby, Nottingham, and Leicester, I understand both the practical and health concerns around mould. In November 2017 — just two months after leaving 16 years in manufacturing, distribution, and waste disposal — I suffered a spontaneous pneumothorax: a collapsed lung. The cause was never established, but the timing left an impression. Mould and air quality are something I take seriously on every survey.
Here’s the truth: removing mould is relatively easy. Stopping it coming back requires fixing why it’s growing in the first place.
Why Black Mould Grows
Mould spores are everywhere — waiting for three conditions: moisture (from damp or condensation), nutrients (organic materials like paint, wallpaper, dust), and temperature above 5°C. Remove any one element and mould can’t grow. Moisture is usually the easiest to control.
Common locations: bathrooms and kitchens (steam), bedrooms (overnight breathing moisture), behind furniture on external walls (cold spots), window reveals and frames, corners with poor air circulation, and anywhere affected by structural damp.
Health Risks from Mould
Mould isn’t just unsightly — it’s a genuine health hazard. Common effects include respiratory problems, allergic reactions, skin and eye irritation, persistent coughs, sinus problems, fatigue, and headaches. Vulnerable groups include children and babies, elderly people, those with existing respiratory conditions, immunocompromised individuals, and pregnant women. No amount of mould exposure is something to dismiss.
How To Remove Mould Safely
Protection first: FFP3 face mask (not a basic dust mask), disposable gloves, eye protection, old clothes. Close doors to other rooms. Don’t use a vacuum or dry brush — both spread spores.
For small areas (under 1m²): spray with specialist mould cleaner, white vinegar, or diluted bleach (1:4 with water); leave 15–30 minutes; wipe with a cloth (don’t scrub); repeat if needed; seal used cloths in a bag and dispose immediately; keep the area ventilated for 24 hours.
For large areas (over 1m²): don’t DIY. Extensive mould requires professional remediation — proper containment, negative air pressure, HEPA filtration, and correct disposal. Cost: £500–£2,000 depending on extent.
Stopping Mould Coming Back
If condensation-related: improve ventilation (open windows 10–15 minutes morning and evening, use extractor fans every time, consider a PIV system); maintain consistent heating (18–21°C); reduce moisture production (lids on pans, close bathroom door when showering, dry clothes outside); move furniture away from external walls. Cost: £0 for behaviour changes; £100–£1,000 for ventilation improvements.
If structural damp-related: identify the source (roof leaks, gutters, penetrating damp, rising damp, plumbing, failed window seals), fix it first, allow walls to dry (can take months), remove contaminated plaster, then treat and redecorate with breathable finishes. Anti-mould primer and paint are useful as part of the solution — not instead of fixing the cause.
Your Prevention Action Plan
Daily: wipe condensation from windows, open windows 10 minutes, use extractor fans when cooking or bathing.
Weekly: check for new growth, wipe prone areas, empty dehumidifier.
Monthly: check window seals, inspect for new damp patches, clear blocked extractor vents.
Annual: service heating, clean gutters, check roof, inspect external drainage.
When To Get Professional Help
Get professional assessment if: mould covers large areas; keeps returning despite efforts; is present in multiple rooms; is associated with damp patches or structural damage; health problems are occurring; or you’re in a rented property where the landlord is failing to act (contact environmental health).
Get Professional Assessment
If you’re in Derby, Nottingham, Leicester, or surrounding areas with persistent mould, Richard Bull provides independent surveys identifying moisture sources with professional thermal imaging, distinguishing condensation from structural damp, and providing cost-effective recommendations.
