The Most Common Problems by Area and Property Type
Victorian and Edwardian terracing (LE1, LE2, LE3, LE4, LE5): solid brick construction, typically with original lime mortar. The classic problem is penetrating damp from failed pointing — particularly where cement repointing has been applied to Victorian brickwork and is now causing more moisture ingress than it prevents by trapping water in the joint. Condensation is the other dominant issue, especially in properties let to multiple occupants or with restricted ventilation. Back additions, bay windows, and outrigger kitchen extensions are common problem spots.
Clarendon Park and Stoneygate (LE2): a mix of larger Edwardian semi-detached and detached properties. Solid wall construction, often with stone dressings. Basement areas in larger properties — sometimes converted, sometimes simply cellars — are a regular source of moisture. Flat roofed rear extensions are very common on these properties and frequently show signs of failure or inadequate drainage.
Interwar semis (Oadby, Wigston, Evington — LE2, LE18): 1920s–1940s cavity construction, usually with slate or bitumen DPC. The most common findings are bridged DPC (garden levels, extensions, or infill that has raised ground above the original DPC) and failed or missing cavity trays above window openings. Cavity wall insulation retrofitted in recent decades is present in a proportion of these properties and has caused penetrating damp issues in some cases, particularly on westerly elevations.
Post-war housing (Braunstone, New Parks, Eyres Monsell — LE3, LE19): large estates of 1950s–1970s construction, a mix of traditional cavity wall and non-traditional systems. Braunstone in particular has a significant proportion of Laing Easiform concrete panel construction, which requires specific knowledge to survey correctly. Damp problems in non-traditional construction present differently from standard masonry.
Converted flats (inner city, Highfields, Knighton): ground floor flats in converted terraces frequently show moisture from below — inadequate subfloor ventilation, absent DPC, or ground moisture ingress through solid floors. Upper floor conversions often show condensation from inadequate extraction in bathrooms and kitchens retrofitted into the conversion.
